The Ray Residential Boiler

”Wow! Michael, that is one fancy looking piece of equipment!”

Michael: ” This is a KN2 ( Ray) Residential Boiler. Boilers are the ultimate way to heat your home, as they are five thousand five hundred times more efficient in heat transfer than a furnace/forced air. This boiler modulates between forty to two hundred thousand BTU’ s, making it the most efficient cast iron boiler on the market, the only boiler with a life time warranty on the heat exchanger and is exceptionally quiet! If you want to replace your heating system or finish your basement and are short on space, this is for you! ( This install is in Deer Valley , Utah. )

” How exactly does it work?”

Michael: ” The principal is radiant heat. Basically and simply put, the boiler heats water to temperatures of about 180 degrees. The water is then pumped through a network of pipes to what is known as zones, in different sections of the home, accomplished with piping under the floorboards or baseboard around the perimeter of a room. ( Great for basements.) The heat is constant and well-distributed, unlike forced air, which cools quickly when turned off. Heat rises, so a source from the floor up works well. Water also transfers heat better than air. The zones are individually controlled through a series of thermostats. The temperature can be controlled in each zone, or zones turned off, if you like. Radiant heat is the standard in most European countries and is becoming more popular in the USA. I love it!”

“You love it?”

Michael: “Yes. Out of all of the types of plumbing out there , this is by far the most complex. The technology over the last ten years is astounding. Consider the size of this boiler compared to the mental image most people have-perhaps a monstrosity taking up a whole room! The electronics alone is amazing.”

“I heard it one can also heat your household water through the system. How does that work?”

Michael: ” Basically we install an indirect water tank. The water is heated though piping from the boiler inside the tank. Very efficient, much more so than your standard gas water heater! Never run out of hot water! Your water heater will also last longer, especially if you add a softener, recommended if you go with radiant heat, as water contains minerals which can be corrosive and leave deposits in any piping. Depending on where you live, we use a form of anti-freeze as well in the radiant system to prevent freezing in the piping system. (This does not come into contact with your potable water)

When to remodel versus simply looking at a replacing a leaky toilet. . .Diane’s dilemma

A slow leak under or around a toilet can cause significant water damage over time.

We take our clients needs seriously. It took a while for Diane to see it would be better to redo the whole bathroom, given the problems associated with a leak over a long period of time. Older homes present unique issues, with old plumbing, old walls and ageing materials.

Water wicks...it finds away into walls and surrounding structures. The tiles likely had mold underneath, which presents a health hazard over time

Smashing someone’s bathroom is a daunting task. . .sweat a little. . .once the hammer crashes, it means no turning back! lol!

Yes, a sledge-hammer!

Once Diane decided to go ahead and let us restore and renew her bathroom, she moved out for week, as this is her only bathroom. Talk about pressure! But we can handle it! We handled the threat of mold contamination to the rest of the house by using extraction fans as we demolished.
